Vesta Studio

Texas

AI virtual staging for Texas listings.

Vesta is a Dallas company. Agents, brokers and photographers across Texas use the same studio, the same plans and the same disclosure label as everyone else, and this page sets out what that means under Texas advertising rules.

In short

  • Vesta Studio furnishes photos of empty rooms, removes furniture, and turns daytime exteriors to dusk, for listings anywhere in Texas.
  • Every render carries a disclosure label in the image and is recorded in an audit ledger with a SHA-256 hash.
  • TREC's advertising rules prohibit misleading advertisements, which is why a staged photo should always be labeled as staged.
  • Plans and prices are the same in every Texas market; there is no regional pricing.

What Vesta does for a Texas listing

Upload the photos you already have. AI Virtual Staging furnishes an empty room in one of 6 curated design styles and 6 room types. Multi-Angle Staging stages every angle of one room as a single matching scheme. Furniture Eraser and Room Declutter clear an occupied room, and Virtual Twilight turns a daytime exterior into a dusk view.

The renders are designed to keep the room you photographed: its walls, windows, floor and proportions. Check every output against the original before you publish it, and re-run any frame that changed something it should not have.

Who uses it

Where Vesta is

Vesta is based at 539 West Commerce in Dallas. The studio runs in the browser, so a listing in El Paso is handled exactly like a listing in Plano: you upload, choose a direction, and download labeled images. There is no on-site service and no local staging crew.

Advertising a staged photo in Texas

Texas license holders advertise under the Texas Real Estate License Act and the Texas Real Estate Commission's advertising rules (22 TAC §535.154 and §535.155). Two parts of those rules matter most for listing photos.

  • An advertisement must not be misleading. TREC's rules treat a misleading or deceptive advertisement as a violation of the License Act. A virtually staged photo shown without a label can mislead a buyer about what the sale includes, so label every staged or altered image where the buyer sees it.
  • An advertisement must identify the broker. The broker's licensed or registered name has to appear in the ad, in a size TREC sets relative to the agent or team contact details. That applies to the listing, the flyer and the social post the staged photo appears in.

We are not aware of a Texas statute that, like California's AB 723, prescribes the wording of a disclosure or requires a link to the unaltered original. Vesta labels every render anyway and publishes each original on a public page, so a Texas listing can meet the stricter standard at no extra effort. Your MLS may also have its own rules for altered photos; read them before you upload.

Questions, answered

Does Texas require virtual staging to be disclosed?

TREC's advertising rules prohibit misleading advertisements, and an unlabeled staged photo can mislead a buyer about what is included in a sale. We are not aware of a Texas statute that prescribes a specific disclosure wording the way California's AB 723 does. Labeling every staged image is the safe default, and Vesta applies a label to every render. This is not legal advice.

Can a Texas agent remove furniture from listing photos?

Vesta's Furniture Eraser and Room Declutter tools can remove furniture and clutter from a photo. Removing contents is an alteration, so label the image and do not remove anything that conveys with the property or hide a defect a buyer should see.

Is Vesta Studio a Texas company?

Yes. Vesta is based at 539 West Commerce in Dallas, Texas, and its terms of service are governed by Texas law.

Do Texas listings cost more to stage with Vesta?

No. Plans, credits and prices are the same in every market. A new account starts with free credits, and the pricing section on the home page lists the current plans.
